What do our Customers Say about our Work?

“I had Luis Tenzhou do extensive work on my sister’s pier and beam house. I could not be happier with his work. He replaced sill plates, rim joists, floor joists and sub floors in 2 rooms. His work was quick and very thorough. They cleaned up inside and out and left no old wood debris under the house. While there, he also installed 100 feet of 4” drainage to prevent future storm water from getting under the house and creating the same problem later on. This included 8 catch basins a sump pump as well as gutter downspouts flowing into the 4” drainage pipe. All storm water now runs off into the city street. I would highly recommend Maestro’s Foundation Repair!”

    FAQ's

Why are foundation issues so common in the Dallas - Fort Worth area?

While the Dallas – Fort Worth area is a great place to live and work, two major factors contribute to the large number of foundation issues in our community. First, we have a lot of expansive, clay soil with a very high plasticity index. What does this mean? Expansive soils expand and contract depending on the amount of moisture present. When soil expands it puts pressure on your home’s foundation, which can cause cracks and other serious issues.

In addition to expansive soil, Dallas is known for long periods of high heat and drought followed by torrential rains and flooding. When this occurs, the soil expands even more rapidly, putting increased pressure on your foundation. For more information, please see our blog post on this topic.

How do I know if I’m having a foundation issue?

There are several signs you may have a foundation issue. These include:

    • Horizontal foundation cracks
    • Vertical foundation cracks
    • Patio or sidewalk cracks
    • Cracks or crumbled bricks anywhere on the exterior of your home
    • Cracks on your chimney
    • Drywall or sheetrock cracks inside your home
    • Uneven floors
    • Doors or windows that don’t open or close properly
    • Cabinets that open by themselves
    • Plumbing leaks
    • Moisture in your crawl space
    • Cracks in your patio or sidewalk
    •

These issues may start small but will get worse over time. It’s best to take action early before the damage gets worse.

If I notice a foundation issue, what should I do?

If you notice any of the signs listed above, the best thing to do is call a qualified foundation repair company immediately. The right partner will help you diagnose the root cause of the issue and will create a customized repair plan to permanently repair your home. Generally speaking, the sooner issues are discovered, the easier and less costly they are to repair.

How much will my foundation repair project cost?

In our experience, the average cost for foundation repair is typically about $5,000 but the range can vary from under $2,000 to $15,000 or beyond depending on multiple factors including the type of foundation, extent of the damage, number of piers needed to complete the repair and underlying soil conditions. Please see our blog for a detailed explanation of why the costs vary so much and for some tips on financing the repair.

How long will it take to repair my foundation?

As noted in the above question, each repair plan is different, which makes giving an estimate of repair time difficult. However, in our experience, most homes can be repaired in 1-3 days. If you choose to work with Maestro’s Foundation Repair, your project manager will walk you through the details of your repair so you know how long it will take before we get started.
