Bought an old pier and beam home and had multiple companies out to look it. John and Luis went above and beyond all the others. Job went smooth and quick, and they made sure to take care of my landscaping which was very important to me. 10/10 and 5 stars for John and Luis at Maestro’s!

Luis has done multiple foundation work for me. Not only did he fix the sill plates, joists and subfloor he also diagnosed the cause. Poor drainage coming off the roof causing ponding and moisture under the house. He also added catch basins, solid 4” drainage pipes and tan downspouts from gutters into solid 4” pipes to get the water away from the house Service was friendly, quick and cleanup was superb Would use again if needed Tommy England

My new go to foundation company for my houses!! I bought a rental house that needed major work and had the most crooked foundation I have ever seen. I had multiple companies come out to give me bids and all of them gave me a price that was exponentially higher than Maestros. John was super helpful in showing me exactly what needed to be done, gave me a great price, and most importantly got my foundation looking PERFECT! Highly recommend you use them for foundation work they have earned all of my future business I’ll never use anyone else!

FAQ’s
While the Dallas–Fort Worth area is a great place to live and work, two major factors contribute to many foundation repair problems in our community. First, we have a lot of expansive, clay soil with a very high plasticity index. What does this mean? Expansive soils expand and contract depending on the amount of moisture present. When soil expands, it puts pressure on your home’s foundation, which can cause cracks and other serious issues.
In addition to expansive soil, Dallas is known for long periods of high heat and drought followed by torrential rains and flooding. This climate contributes to foundation repairs being a frequent necessity due to the soil expanding rapidly, putting increased pressure on homes’ foundations.
Signs of foundation problems include horizontal and vertical foundation cracks, uneven floors, and doors or windows that don’t function properly. These are indicators that foundation repairs may be needed. These include:
- Horizontal foundation cracks
- Vertical foundation cracks
- Patio or sidewalk cracks
- Cracks or crumbled bricks anywhere on the exterior of your home
- Cracks on your chimney
- Drywall or sheetrock cracks inside your home
- Uneven floors
- Doors or windows that don’t open or close properly
- Cabinets that open by themselves
- Plumbing leaks
- Moisture in your crawl space
- Cracks in your patio or sidewalk
These issues may start small but will get worse over time. It’s best to take action early before the damage gets worse.
If you notice any signs listed above, the best thing to do is immediately call the qualified foundation contractors at Maestro’s. The right partner will help you diagnose the root cause of the issue and create a customized repair plan to repair your home permanently. Generally speaking, an early foundation repair task can prevent further damage.
In our experience, the average foundation repair cost is about $5,000, but the range can vary from under $2,000 to $15,000 or beyond depending on multiple factors, including the type of foundation, extent of the damage, number of piers needed to complete the repair, and underlying soil conditions. Please see our blog for a detailed explanation of why the costs vary and some tips on financing the repair.
As noted in the above question, each repair plan is different, which makes giving an estimate of repair time difficult. However, in our experience, most homes can be repaired in 1-3 days. If you choose to work with Maestro’s Foundation Repair, your project manager will walk you through the details of your repair so you know how long it will take before we get started.
