The Dallas–Fort Worth metroplex experiences widespread foundation issues primarily because much of the region sits on highly expansive clay soils, particularly those associated with the Blackland Prairie formation. These clays have a high plasticity index, meaning they dramatically expand when saturated and shrink when dry. During North Texas drought cycles, the soil contracts and pulls away from slab foundations, causing settlement and cracking; when heavy rains return, the soil rehydrates and swells, exerting upward pressure on foundations. This repeated shrink–swell movement creates differential settlement — where one portion of a foundation moves more than another — leading to stair-step brick cracks, interior drywall fractures, sticking doors, and slab edge separation. In some western areas where sandier soils are present, movement can still occur due to inconsistent compaction or moisture intrusion, but the dominant driver across DFW is the cyclical expansion and contraction of clay-rich subsoils beneath slab-on-grade homes.
